KBAC Properties, Inc. was founded on a defining truth: stable housing is a critical driver of health, financial stability, and long-term opportunity.
As housing costs rise and more families face instability, the connection between housing and well-being has never been clearer. Our work addresses this intersection directly combining affordable, community-centered housing with wraparound services that support health access, economic mobility, and personal growth.
Our approach is grounded in real-world experience. Years of helping Georgia residents access healthcare coverage revealed a consistent pattern: individuals delaying care due to cost, families strained by medical expenses, and households pushed toward housing insecurity. These challenges made one thing clear healthcare access alone is not enough. Housing is a foundational social determinant of health.
In response, we built a community-centered model anchored in four pillars: Health Access, Housing Stability, Opportunity, and Personal Development. Together, they create a pathway from immediate need to lasting stability.
We invest in the whole person ensuring individuals have not only a place to live, but the resources, skills, and support to thrive. The result is stronger individuals, healthier families, and more resilient communities.

When people have access to healthcare, they can show up for themselves, their families, and their community. We connect residents to Medicaid enrollment, Georgia Access coverage, Extra Help programs, and renewal support. Our team assists with paperwork, necessary corrections due to documentation errors, and ensures no one loses coverage for a fixable mistake. Health is not a reward. It is the foundation every other pillar is built on.
A stable home is not just a physical space it is a platform. We offer co-living spaces, independent living units, cottages, duplexes, and multi-family dwellings, all designed to meet people where they are. We handle address documentation, coordination, and wraparound service support so that residents can focus on growing, not just surviving. Stability is not a moment. It is a practice.
Opportunity is not handed to people it is built. Through Georgia Pathways-aligned programming, we create employment pathways, volunteer options, and skill-building experiences that generate real economic mobility. For residents on disability who cannot risk losing benefits, we are structuring volunteer opportunities that will satisfy the 80-hours of Medicaid work/volunteer requirements without financial risk. Every step forward is a step toward independence.
The first three pillars build the conditions. Personal Development is where transformation happens. Through life skills workshops, the 'Eat What You Grow' food program, leadership development, and community engagement, we invest in the whole person their character, their judgment, their sense of purpose. Residents who develop themselves do not just improve their own lives. They become the mentors, leaders, and neighbors who strengthen the community around them.
